The new volumes of the Milan residential complex designed by Cino Zucchi Associati and inaugurated in 2023 provide an intriguing corner block solution.

The various heights of the volumes allow for different perspectives and panoramic views, while satisfying the constraints of the terrain and the sun’s orientation during different seasons.

One distinctive aspect of the project is the new street front facing Via Valtorta and Via Rovetta. The different height elevations are interconnected by a continuous, uniform building base that incorporates the residential entrances. This building base also accommodates a series of small businesses on the north side and creates private spaces for public use that serve both the entrances to the complex and the city space.

The ground floor is characterised by a high degree of permeability between the buildings and the large inner courtyard.

The south-facing living spaces feature large glass-fronted loggia-balconies, while the rest of the façade consists of a compact and regular masonry wall incorporating the bedroom and bathroom windows, creating an intriguing architectural composition.

The choice of materials reflects a profound appreciation of twentieth-century Milanese architecture and at the same time a desire to forge a fresh visual identity.

The plaster on the main street-facing façades and the brick cladding on the building base and secondary façades are applied over an external insulation system. Terracoat®, produced by Terreal Italia, is an efficient building insulation solution designed specifically for energy retrofitting and improved living comfort.

The system consists of prefabricated EPS panels with added graphite coupled with 2-cm thick soft-mud brick slips. A special assembly system serves to glue the two elements together firmly, thereby creating a single indivisible unit with extremely high resistance to the elements.

The system guarantees the high thermal performance of the building while improving its aesthetic appeal thanks to the clay brick elements. It is simple and rapid to install and ensures durability and maintenance-free operation. While initially designed for building renovation and redevelopment projects, this construction solution also delivers exceptional aesthetic quality and technical performance for new buildings.
