A derelict farmhouse near Syracuse on Sicily’s eastern coast had long awaited a restoration project that would do justice to its unique location, with sweeping sea views, vast private grounds and proximity to ancient archaeological sites. “The original structure was in a very poor condition, and restoring it was no easy task,” explains building surveyor Giovanni Oleari, whose local practice specialises in historic renovations. “However, the building had immense potential that we wanted to unlock in line with the client’s vision.”
The transformation took years of patient, meticulous work, but ultimately produced remarkable results. Today, the farmhouse is a stunning residence defined by clean lines and light-filled spaces, divided into two independent apartments looking out onto a lush garden complete with a pool, relaxation area and hot tub surrounded by Mediterranean vegetation.
The owner’s first-floor apartment features a bright living area with sea views, a spacious kitchen and a large terrace. The sleeping quarters include three en-suite bedrooms and a guest bathroom. A second apartment for holiday rentals is located on the ground floor, comprising a living area, kitchen and two en-suite bedrooms. A roof terrace provides an elevated viewpoint over the surrounding landscape – where Mount Etna is often visible – and offers a further space for relaxation.
The project covered all aspects of construction, both inside and outside the villa, ensuring seamless coordination between furnishings, colours and materials. Many features, notably the kitchens and bespoke cabinetry, were custom-made in light tones to reflect the Mediterranean light.
The materials were also carefully selected to ensure both lightness and functionality. Ceramic tile played a pivotal role, combining aesthetic quality with the durability and ease of maintenance essential for a coastal property. The designer specified the Secret Stone collection from Cotto d’Este, a range inspired by the designs and colours of Jerusalem stone. The chosen shade, Precious Beige, was used in two finishes: a honed surface in a 60×120 cm format for the interiors, and a Natural finish in a 60×60 cm size for the exterior spaces.
This major renovation successfully balances architectural detail with a profound respect for the site’s heritage, creating a sanctuary of wellbeing and relaxation that offers a truly unique guest experience.
